The Dunkin’ Donuts and T-Mobile tenant improvement project in Yuba City, CA, involves the strategic division of a single commercial space into two distinct units separated by a demising wall. The first unit features a 2,260 SF Dunkin’ Donuts, complete with a drive-thru and an additional 810 SF storage area located on the second floor, designed to optimize operational efficiency and customer convenience. The adjacent 1,216 SF space is developed into a modern T-Mobile retail store, crafted to meet brand standards and local code requirements. This project highlights our ability to deliver versatile, multi-tenant buildouts that maximize functionality and support diverse business needs within a shared facility.

This project features the complete interior fit-out of a Peet’s Coffee & Tea shop located within a newly constructed shell in Campbell, CA. The scope included installation of interior partitions, high-quality finishes, custom fixtures and furniture, detailed casework and millwork, branded signage, and specialized equipment. The build-out also encompassed full mechanical, electrical, and plumbing systems, all tailored to meet Peet’s rigorous operational standards and create a warm, inviting space for customers.

This ground-up construction project delivered a new Starbucks coffee shop with a fully integrated drive-thru in Williams, CA. The scope encompassed all phases from site development through vertical construction, including foundation, structural framing, exterior façade, roofing, glazing, and interior build-out. The store was completed with Starbucks’ signature finishes, casework, equipment, signage, and a fully operational mechanical, electrical, and plumbing system—designed to meet both customer convenience and operational efficiency standards.

This interior tenant improvement (TI) project delivered a new Specialty’s Café & Bakery within the first floor of the Columbia Center building in downtown Seattle. The scope involved a complete interior build-out, including custom casework, finishes, and fixtures designed to reflect the brand’s upscale café atmosphere. Work included installation of partitions, commercial kitchen equipment, MEP systems, and integrated lighting to support both front-of-house and back-of-house operations, all completed within the constraints of a high-rise urban environment.
